The move is ongoing this morning and going as well as can be expected.
If the elevator button is not working for you it is because at the moment the one elevator is locked for the move. It will be unlocked periodically for residents' access.
Kone's crew was still sick and they were not able to get overtime workers but we are still speaking with them every day to try to get the second elevator working. We know it is not reasonable for residents to live like this.
The garbage room is overflowing so if it is possible for you to delay putting more garbage in the room it would be helpful.
Do Not Overload: Adhere to the maximum weight limit posted inside the elevator. Overloading can cause mechanical failures and pose safety risks.
Avoid Holding Doors Open: Holding the elevator doors open for extended periods can damage the door mechanisms. Use the 'door open' button if necessary but avoid manual intervention.
Jumping or Rough Behavior: Jumping or any rough behavior inside the elevator can cause it to malfunction. Please maintain a calm and steady presence while inside.
Proper Use of Buttons: Press buttons gently and avoid pressing multiple floor buttons unnecessarily. This can confuse the system and cause delays.
Do Not Block Doors: Ensure nothing obstructs the elevator doors from closing properly. This includes luggage, strollers, or any other objects.
Avoid Spills: Refrain from eating or drinking in the elevator to prevent spills that can damage the interior and mechanisms.
Report Issues Promptly: If you notice any irregularities or malfunctions with the elevator, report them to the management immediately so repairs can be made swiftly.
Your cooperation is essential in ensuring the elevator remains in good working condition for everyone’s convenience and safety.
We have noticed an increase in break-ins/thefts in the parkade area. Remember that everyone is responsible for building security:
Do not buzz anyone into the building through the enter phone unless you are expecting them and/or know them personally.
Do not hold the door open for strangers. Close the door behind you.
Do not leave doors propped open and unattended.
When entering or exiting the parkade, stop and wait until the gate fully closes before driving away. Do not let anyone follow you in.
Phone the police if you see any suspicious activity.
Do not leave doors and windows open that may be accessible.
Do not leave your garage remote or any valuables in your vehicle.
Phone 911 for emergencies.
We are ware of hot water issues in the building. This issue is related to the DHWR pump that is currently down and awaiting repair. As the recirculation system is not currently working as it should, residents will need to run their hot water and induce flow through the system in order for the hot water to reach their unit.
This pump is currently 2 weeks away and there is not much we can do in the meantime. To get hot water faster, it's advised to run multiple taps on hot to flush the lines quicker.
Amazon has implemented a service which provides their drivers secure access to the building and each floor in a secure way.
From February 2023, Amazon packages should be left in front of the door of the respective suite.
The donation bin has been removed from the garbage/recycling room at Aria 2.
Leaving clothing or other items on the garbage room floor creates unnecessary work for the cleaning staff and increases strata operating/disposal costs.
Please make alternative arrangements for donation.
As it is now summer and we all have our windows open, it has been brought to the Strata Council's attention that some residents are having a hard time with some of the smells and odours coming into the building.
Marijuana and cigarette smoke are unpleasant smells, and residents are reminded that smoking is not permitted.
The Strata Council would also like to ask everyone to consider other residents when purchasing heavy perfume or odour items. One item of concern is highly scented dryer sheets.

45 No Smoking
(1) For the purposes of this bylaw 44, the following definitions apply:
(a) “smoke” or “smoking” includes inhaling, exhaling, burning or carrying of a lighted cigarette, cigar, pipe, hookah pipe or other lighted smoking equipment that burns tobacco or other weed substances (including, for certainty, cannabis);
(b) “vape” or “vaping” includes inhaling, exhaling, vaporizing or carrying or using an activated e cigarette.
(2) An owner, tenant, occupant or visitor must not smoke or vape anywhere in or on the common property or limited common property (including, for certainty, balconies and patios).
The building access fobs have two components; RFID chip that you hold near the entry sensors on doors and elevators, and radio transmitter that activates parking gates.
If you are having problems opening the parking gates your battery may be low and can be replaced by removing the 3 screws on the back of the fob. Some residents have found the battery can be a little loose and inserting a small piece of foam or paper inside the case can help secure it. Some of the fobs are very old and it is also possible that the buttons are worn out and you will need to purchase a new fob.

Please be advised that Sense Engineering will be on site on November 24, 2020, between 10:00am and 3:00pm completing a review of the building. Do not be alarmed if you see people walking around taking photos. Residents may wish to close windows and blinds for privacy. If you have any questions, please contact your Strata Manager.
The door contacts will be replaced on all floors. In the meantime, if the elevator door is stuck open on your floor, you may be able to reset it by holding the door close button.
UPDATE ON ENVELOPE PROJECT - October 14, 2020
Dear Residents, Alumni Restorations will stop the envelope project before the end of October due to the onset of cold and rainy weather. The current drops 6 and 8 on the south side of the building will be completed prior to demobilization. All balcony soffits and walls will also be painted. Most of the equipment will be moved off-site during the winter months. Depending on weather conditions, Alumni will remobilize next spring to complete the project. Residents of all units can put personal belongings back to the balconies. Alumni will also send a notice to those units in which work is completed. Please note that come next spring, residents of some units may have to move items away from the guardrails so that Alumni can complete painting of the balcony edges. • Residents need to close windows during construction work hours if swing stages are operating above.
• Residents are required to remove all personal belongings from balconies while work is being completed.
If items are not removed, Alumni will not move them and the unit owner will be responsible for any damage to items.

Alumni Restorations Ltd. is scheduled to start the Exterior Repairs work on July 28, 2020. The expected end date is November 17, 2020.
The work will begin with swing stage set-up around the building. Scaffolding will be erected at the sidewalks for overhead protection.
The following notes will take affect for the full duration of construction, starting once scaffolding is set-up:
• Regular construction work hours are 8:00am-7:00pm, Monday through Friday. Occasionally, construction may be carried out between 10:00am-5:00pm on Saturdays. No work will occur on Sundays or holidays.
• Residents are required to remove all personal belongings from balconies while work is being completed.
• Residents are not permitted to access balconies while work is being completed on their balcony drop. Residents are free to use balconies outside of construction work hours.
• Residents are not permitted in construction areas, including all scaffolding or elevated platforms.
• Residents need to close windows during construction work hours if swing stages are operating above.
• Workers will access all wall and balcony areas. For privacy, residents may wish to close blinds during construction work hours.
• Some construction vibrations will travel through the building’s structure, which may cause poorly secured objects on walls to shift or fall. Residents may wish to check securement of objects or remove objects from exterior walls.

Onni will be doing concrete pour works on the above dates and will require temporary full road closures. There will be a couple of temporary no parking areas which will be clearly displayed. Flaggers will be in place to direct traffic and minimize disturbances.

While the media has been quick to provide real-time updates on the spread of the virus, we highly recommend you rely on trusted and respected health services when researching and communicating about the novel coronavirus. These include the Public Health Agency of Canada (PHAC) at www.canada.ca/en/public-health, Centers for Disease Control and Prevention (CDC) at www.cdc.gov and the World Health Organization (WHO) at www.who.int.
What is the Novel Coronavirus?
Coronaviruses (CoV) are a large family of viruses, some that cause illness in people and others that cause illness in animals. Coronaviruses include the seasonal flu and common cold. Novel (new) coronaviruses are new strains of the virus that have not been previously identified in humans.
Symptoms
Reported symptoms can include a fever, cough, or shortness of breath and may appear in as few as two to fourteen days following exposure. If you develop a cold or flu-like symptoms, especially after travelling, it is recommended to call your local healthcare provider for personalized expert advice.
How It Spreads
According to the CDC, transmission of the virus is primarily spread between people who are in close contact with one another. It is also believed that a person can be exposed to the new coronavirus by touching a compromised surface or object. However, due to the delicate nature of the virus, the CDC has stated that exposure from products or packaging that are shipped or mailed over a period of days or weeks as “very low risk.”
Prevention & Treatment
The PHAC, WHO and the CDC have recommended the following steps to help reduce the risk of exposure and to help prevent spreading the virus:
Clean your hands with soap and water or alcohol-based hand sanitizer and wash for at least 20 seconds
Avoid touching your eyes, nose, or mouth with unwashed hands
Cover your nose and mouth when coughing and sneezing with tissue or a flexed elbow, and frequently dispose of used tissues
Avoid close contact with anyone with cold or flu-like symptoms
Clean and disinfect objects and surfaces
Stay home if you feel like you have cold or flu-like symptoms

Highangle Technical Group is upgrading the complex with Telus Fibre Optics. Each unit will be upgraded with a new Telus Fibre Optic line. The entire upgrade is free of charge and residents are not being forced to switch or use Telus services. This is an upgrade for the overall complex, for the future. The Building Manager, Rosanna Smith, will be working closely together with Highangle to provide access and supervision into the units, if home owners are not available to provide access. Access will only be needed within the entry regions of each unit, for the Highangle Technicians to successfully drop a Telus Fibre line into each unit. If you are not available to provide access for the specific dates and times outlined below, please reach out to Rosanna directly to schedule a time for keys to be provided to her. We now have special parking tags available for Trades and Delivery vehicles. These can be reserved at no cost and will protect and co-ordinate the use of the elevators. Make Reservations with our Caretaker at 604-862-6250 or caretaker@aria2strata.com.
Service vehicles may be parked in the Loading Zone in front of our building (Yellow Curb). The caretaker will enforce your spot if necessary. ONNI’s new parking company will not ticket service vehicles if they see the tag, a note with where the driver is working and a phone number is prominently displayed.

There are 3 Air Make Up units on our roof that serve our hallways, from the 27th to the 3rd floor. Our Mechanical Service provider TES has parts on order for it and they are very close to solving the problem. This has been going on for the last 3 weeks and has been noticed most recently because of the change in weather.

Onni Group would like to follow up with Strata Managers and Building Managers to inform the Residential Strata Corporations to provide follow up correspondence to their owners regarding bikes;
- One bike per rack position
- No bikes are to be locked in non-rack positions

Kone has been doing repairs which means we have some intermittent outages while they do each step of the work.
So far they have installed new brake contactors, ordered brake rods to be replaced, vacuumed through the machine room, machines, governors and the controller of car 2.
We have stocked a small parts cabinet to help expedite future repairs.
Work will continue to vacuum the controller of car 1, address the car speeds, adjust door torque.

Elevator #1 will be locked out Saturday morning for a couple of hours for emergency repair of the cooling fan.
Please be advised that if any items are left outside the storeroom, in the hallways of the store room, on top of the storage room cages, in the parkade, or in any area designated as common property, they will be disposed of by the landlord.
Secondly, the Building Operators did an audit of the parkade of vehicles without valid license plates, current registration and storage registration (displayed in any window of the vehicle). A notice was placed on the vehicles in question, advising the owner that the vehicle would be towed, as well as communicated to Strata Managers. Please note that on or after August 1st, 2019, Onni will be towing these vehicles out of the parkade. The vehicles cannot be parked in the parkade, as they are not insured and therefore, a liability to the other vehicle owners, The Strata Corporation, and Onni, as well as the fire code, as various municipalities state that all vehicles in a parkade must be insured.
Phase nine out of nine phases is scheduled to be completed on Monday, July 15. During the week of Monday July 15 to July 19 deficiency work is to be carried out in the parkade. The Morrissey Street (Thrifty Foods) P2 level ramp will be closed due to the coating process taking place. Please use alternate P2 Brew street ramp when P2 access and or P3 access is required or when P1 access is required when coming from P2 or P3 levels.
One-way drive aisles will be created to address traffic moving from the Brew Street side of the Parkade to the Morrissey (Thrifty Foods) side of the parkade as a high traffic area is going to be coated during the deficiency week. The project is estimated to be completed on Friday July 19th.

Please be advised that Onni Group is working on cleaning up the underground parkade bike racks with the following in mind:
• One bike per rack position
• Bikes must be locked to a bike rack, any bikes locked outside of the bike racks will be removed with no notice (after an initial 30 day grace period)

• Any bikes not following the rules after 30 days of this notice will be removed

Holding the elevator door open by using your hands or other objects to obstruct the door to keep it from closing will trigger the door sensor and may cause a shutdown of the elevator. A service call would have to be made to repair the elevator. It will cause inconvenience to all residents in the building.
The proper way to hold the elevator for a few minutes only would be to press and hold the “open” button inside the elevator panel. If you plan to move furniture, appliances or other large appliance for a one time use of an elevator, please arrange with the caretaker so that she can assist you.

They will need access for approx. 15- 30 minutes each suite starting from the 3rd floor working up to the 26th floor, we will be reviewing the kitchen piping with a camera scope to determine piping layout, and approx. length that can be scoped.
Note: during the visit we will also review the washer and dryer set up to determine if stacks will require to be moved.

We have purchased an automated external defibrillator (AED) which is a small, lightweight, and portable electronic device that delivers an electric shock through the chest wall of a person whose heart has stopped beating. It is proven to be one of the most important tools in saving the life of someone suffering sudden cardiac arrest.
On Thursday March 21at 10 am, St. Johns Ambulance staff will be in our lobby to give us an orientation on the device. The session will take approximately 30 minutes and all residents are welcome.

The Council has recently renewed your insurance coverage for BCS 3224 for new policy term effective December 11, 2018. Please note that due to changes with the insurer’s minimum requirements, the deductible for water damage and sewer back-up will increase from $10,000 to $20,000 as of midnight, December 11, 2018.
All Owners should contact their insurance provider and advise of the above changes to ensure they are fully covered and they have adequate personal insurance for their unit.
It is common for condensation to build up on the interior of windows during the cold winter months. The common cause of this problem is when the temperature inside your apartment varies greatly from the temperature outside.
Make sure you increase air circulation in your apartment home to help keep condensation at a minimum:
Arrange furniture so it does not block any windows
Raise blinds 2" off your window sills and open blinds
Regularly wipe window sills and around their edges, check any curtains regularly for moisture
When condensation does occur, dry area immediately to prevent moisture build-up
Shut off humidifiers in your apartment
Run the kitchen and bathroom fans longer than you usually do to keep air moving
Air out your apartment for a few minutes each day. Air out the bathroom and kitchen as these are places where heat and moisture linger.
Natural trees are a fire hazard and not permitted in the building. What's more look what fell from one of the balconies on January 6 and landed on our outside garden area deck. Imagine if it fell on you.
Smoking on your balcony is dangerous and does not take into consideration your many neighbours. We often have high winds around our building. One owner gathered this during June of 2018 from the garden area.
We are working out the final details to have secure parcel delivery boxes in the lobby area.
Richmond Elevator will be doing some final maintenance work and the new company, KONE Inc, will take over on March 1.

We chose squares because we can replace a section if required. One of the worst causes of damage was leaking garbage (bleach, ink, paint etc.)
