LOBBY PANEL BEEPING/Elevator Upgrade work - May 27, 2026
Over the past few months, the panel in the lobby has been beeping. The issue is within ONNI's systems. Strata has been in regular communication with Onni . Today ONNI advised they will be back onsite, on June 1, to continue repair efforts.
Today KONE started the elevator upgrades. Fortunately they were able to return Car 1 to service. We expect it will be back out of service tomorrow.
ELEVATOR UPDATES/UPGRADES - May 25, 2026
Today, KONE re-confirmed that elevator upgrades will begin Wednesday, May 27 starting with Elevator 1. It will will be taken out of service early in the morning.
Please keep the following guidelines in mind to minimize impacts during this period:
- Do not overload the elevator: To prevent mechanical failure and safety risks, the maximum capacity is 8 individuals. Please be mindful of others and, when possible, allow those with greater needs (i.e. mobility) to use the elevator first when it's full.
- Do not obstruct doors: Holding or obstructing the doors will trigger a safety shutdown, requiring a service call to resume operation. If you need to keep the door open, use the "door open" button in the interior panel.
- Keep tracks clear: Avoid dropping debris (recycling, garbage, dirt .. etc.) on the floor, as items trapped in the tracks will shut down the elevator.
- Use stairs if possible: If you are able, please consider using the stairwell to reduce wait times and overall usage. We recognize that isn't always possible.

ELEVATOR UPDATES/UPGRADES - May 20,2026
KONE was onsite today and both Elevator's are now operating.
Strata is meeting with KONE tomorrow Thursday May 21 to discuss service issues, what caused the recent outages and how we can mitigate this from happening as we move forward. During this meeting Strata will also discuss the upcoming upgrades that are planned to begin on Wednesday May 27th. We will provide further updates after our meeting tomorrow.
Please note the handout left under resident doors yesterday had incorrect dates for the elevator upgrades. The correct dates; repairs will begin on Wednesday May 27 and are anticipated to be completed by Friday June 12.
ELEVATOR UPDATES/UPGRADES - May 19,2026
Elevator 1(E1) remains out of service. Kone will be onsite today to attempt repairs.
Elevator 2 (E2) was out of service from approximately 4pm to 10pm yesterday. Strata immediately called KONE after being notified of the issue. KONE attended and the car is now in service.
Strata is scheduled to meet with KONE Senior Management tomorrow to discuss the ongoing challenges.
Elevator upgrades are set for May 27 to June 12. The following is the proposed schedule of work from KONE.

ELEVATOR UPDATES - May 16,2026
Elevator 1 remains out of service. Kone was onsite May 15 but unfortunately unable to return the unit back to service. They will return on Tuesday May 19 to continue repair efforts and to complete some planned maintenance. We will provide further updates on May 19.
The Elevator upgrades are tentatively planned for May 27 to June 12. More details will follow early next week.

Do Not Overload: Adhere to the maximum weight limit posted inside the elevator. Overloading can cause mechanical failures and pose safety risks.
Avoid Holding Doors Open: Holding the elevator doors open for extended periods can damage the door mechanisms. Use the 'door open' button if necessary but avoid manual intervention.
Jumping or Rough Behavior: Jumping or any rough behavior inside the elevator can cause it to malfunction. Please maintain a calm and steady presence while inside.
Proper Use of Buttons: Press buttons gently and avoid pressing multiple floor buttons unnecessarily. This can confuse the system and cause delays.
Do Not Block Doors: Ensure nothing obstructs the elevator doors from closing properly. This includes luggage, strollers, or any other objects.
Avoid Spills: Refrain from eating or drinking in the elevator to prevent spills that can damage the interior and mechanisms.
Report Issues Promptly: If you notice any irregularities or malfunctions with the elevator, report them to the management immediately so repairs can be made swiftly.
Your cooperation is essential in ensuring the elevator remains in good working condition for everyone’s convenience and safety.
We have noticed an increase in break-ins/thefts in the parkade area. Remember that everyone is responsible for building security:
Do not buzz anyone into the building through the enter phone unless you are expecting them and/or know them personally.
Do not hold the door open for strangers. Close the door behind you.
Do not leave doors propped open and unattended.
When entering or exiting the parkade, stop and wait until the gate fully closes before driving away. Do not let anyone follow you in.
Phone the police if you see any suspicious activity.
Do not leave doors and windows open that may be accessible.
Do not leave your garage remote or any valuables in your vehicle.
Phone 911 for emergencies.
Amazon has implemented a service which provides their drivers secure access to the building and each floor in a secure way.
From February 2023, Amazon packages should be left in front of the door of the respective suite.
As it is now summer and we all have our windows open, it has been brought to the Strata Council's attention that some residents are having a hard time with some of the smells and odours coming into the building.
Marijuana and cigarette smoke are unpleasant smells, and residents are reminded that smoking is not permitted.
The Strata Council would also like to ask everyone to consider other residents when purchasing heavy perfume or odour items. One item of concern is highly scented dryer sheets.
Strata Bylaws:
45 No Smoking
(1) For the purposes of this bylaw 44, the following definitions apply:
(a) “smoke” or “smoking” includes inhaling, exhaling, burning or carrying of a lighted cigarette, cigar, pipe, hookah pipe or other lighted smoking equipment that burns tobacco or other weed substances (including, for certainty, cannabis);
(b) “vape” or “vaping” includes inhaling, exhaling, vaporizing or carrying or using an activated e cigarette.
(2) An owner, tenant, occupant or visitor must not smoke or vape anywhere in or on the common property or limited common property (including, for certainty, balconies and patios).
In the winter months especially, residents may notice condensation on the inside of their windows. See the "Tips" section for a document from Action Glass details steps you can take to reduce condensation.
June 15
The Strata Council would like to remind Owners and Tenants that bikes are not allowed within the elevators.
Please review the Strata Rule’s below and be aware that units found to be in violation will be subject to fines.
SECTION 6 – BICYCLES
32. Bicycles must be stored in your storage locker. Bicycles are permitted on the elevator to go to and from the storage room or locker ONLY. Bicycles are not permitted on the elevator above the Ground floor.
Please be advised that Strata needs to maintain a list of Residents that require assistance in the event of a fire or emergency.
Residents who require assistance, please register with the onsite Building Manager so that emergency crews can provide aid to you in the case of an eventuality.

We have purchased an automated external defibrillator (AED) which is a small, lightweight, and portable electronic device that delivers an electric shock through the chest wall of a person whose heart has stopped beating. It is proven to be one of the most important tools in saving the life of someone suffering sudden cardiac arrest.
On Thursday March 21at 10 am, St. Johns Ambulance staff will be in our lobby to give us an orientation on the device. The session will take approximately 30 minutes and all residents are welcome.
It is common for condensation to build up on the interior of windows during the cold winter months. The common cause of this problem is when the temperature inside your apartment varies greatly from the temperature outside.
Make sure you increase air circulation in your apartment home to help keep condensation at a minimum:
Arrange furniture so it does not block any windows
Raise blinds 2" off your window sills and open blinds
Regularly wipe window sills and around their edges, check any curtains regularly for moisture
When condensation does occur, dry area immediately to prevent moisture build-up
Shut off humidifiers in your apartment
Run the kitchen and bathroom fans longer than you usually do to keep air moving
Air out your apartment for a few minutes each day. Air out the bathroom and kitchen as these are places where heat and moisture linger.
Smoking on your balcony is dangerous and does not take into consideration your many neighbours. We often have high winds around our building. One owner gathered this during June of 2018 from the garden area.
