Fobs for Gates and Door Access
The building access fobs have two components; RFID chip that you hold near the entry sensors on doors and elevators, and radio transmitter that activates parking gates.
If you are having problems opening the parking gates your battery may be low and can be replaced by removing the 3 screws on the back of the fob. Some residents have found the battery can be a little loose and inserting a small piece of foam or paper inside the case can help secure it. Some of the fobs are very old and it is also possible that the buttons are worn out and you will need to purchase a new fob.
Window Condensation
In the winter months especially, residents may notice condensation on the inside of their windows. This document from Action Glass details steps you can take to reduce condensation.
Wall Mounting
The drywall is mounted on vertical steel studs at approximately 16” spacing. It is preferable to pick up as many of these as possible by drilling and using machine screws. If you cannot locate studs for some screws then toggler anchors can be suitable for static loads such as a tv where no movement or changing loads are concerned.
Water Shutdown
Following are some proactive steps residents can take to avoid problems after a water shutdown:
1. Please turn off the main water supply to your Unit before the water shut down and turn it back on an hour or so after the building service has been restored. This will prevent depressurization of anything within your Unit, and hopefully, this will allow for enough time for any debris in the common lines to flush past you.
2. If you did not isolate your unit in advance of the shutdown, please flush the water lines in the following manner after the water is restored:
Go to your bathtub and turn on the faucet first. This has the most generous amount of flow and does not have a screen, so any sediments in the lines will be flushed out there first. You may see debris in your tub, this is normal, and you should not be concerned about it.
After about a minute of the tub running, move onto your faucets in the bathrooms and kitchen sinks and turn them on. Run the water in all locations until it goes clear.
If you are experiencing a low flow issue at that point, most likely, the strainer is clogged with debris. Simply unscrew it and clean it.
If you turn on your tub first, and then your sink basins, this will undoubtedly reduce the risk of complication and protect you against an unwanted plumbing bill.
Owners should be aware that any problems they have with any fixtures within their Unit are a homeowner's responsibility. The Strata is responsible for the pipes up to the shut-offs; anything past the shut-offs falls back to the homeowners.
Elevator Door Stuck Open
If the elevator door is stuck open on your floor, you may be able to reset it by holding the door close button.
Thermostat for Baseboard Heaters
For owners or tenants who have replaced or plan to replace the thermostats for baseboard heaters, please ensure that the replacement model is properly sized to the wattage of the existing baseboards. Improper wattage for the replaced thermostat can cause an electrical fire in the thermostat.

Requirements for the Placement and Installation of Air Cooling and Heating Equipment.
Strata approval is required and the installation must comply with the following:
The colour of any unit/system and associated pipe and electrical connections must be in keeping with the finishes of the building
The unit/system and associated pipe and electrical connections must be installed a minimum of100mm (4 inches) below the horizontal height of the top balcony handrail unless required otherwise by current codes. This includes all penetrations through walls, window frames and all external finishes. Surface mounted pipes, conduits, brackets are not permitted to be affixed to the Strata property without specific permission of the Strata. Penetrations must be neat with a minimum clearance, be correctly sealed/weather proofed and finished in keeping with the existing building finishes
Operating noise levels of the unit/system must not interfere with or disrupt adjoining neighbours and must be positioned such that the noise level at the bedroom window of another apartment does not exceed 45db and may after installation/commissioning require additional sound proofing in order to satisfy this requirement
All condensate drainage must be installed in a manner that prevents water falling to neighbouring apartments and/or common areas below and must not damage or deface any part of the building finishes. Condensate waste water must be discharged to an approved drain or disposed of by an approved means such as an automatic evaporation pan
The total air conditioning and/or heating system must be installed as per the manufacturers installation /commissioning instructions and comply with all relevant governing authority guidelines, by laws, codes, and regulations and be installed by qualified personnel/trades only
The area of installation must be thoroughly cleaned and all debris/packaging etc. be removed from site. The Strata garbage and recycling bins are not to be used for this purpose
Any damage incurred to the Strata building/services during the installation process will be made good by the Strata and charged to the owner of the lot/apartment
The Strata will not be responsible in any way for electrical supply, continuing of supply, water connections and/or supply of waste water drainage or preventive or emergency maintenance/service
A commissioning certificate signed and dated by the qualified installer must be presented to the Strata on completion.
The Strata retains the right to amend and allow exceptions to the above conditions in order that the integrity of the building is maintained, and the well-being of all residents is given proper consideration.
Laundry Drains
Do not wash clothes when you are not at home, water can cause a lot of damage quickly.
Over time, debris such as lint, dirt and other particles build up in the washing machine drain, causing the pipe to clog, resulting in an overflowing drain pipe. If your washing machine is overflowing, you should immediately turn it off to stem the flow of water. It is best to check and clean your washer drain routinely every two to three years. There are good non toxic products readily available or any licensed plumber will do it for you.
- To reduce the chances of a clogged drain pipe or discharge hose, use a garment or lint bag during the wash whenever possible.
- If your washing machine is equipped with a lint trap or filter, inspect and clean once a year.
- Use less soap and use clean with enzymes regularly. Treat your drain twice a year with enzymes to clear out the soap scum.
- Verify that there is at least half an inch of clearance between the drain pipe and the discharge hose, to allow for the proper ventilation required for drainage.
- Verify that the discharge hose is permanently attached to the drain pipe, to prevent the hose from vibrating out.
Dishwasher Water Supply and Drain Hoses
On most of the original dishwashing machines the plastic hoses have become brittle and need replacing. 60% of water damages in the building are caused by it. In all cases it is owners responsibility.
Water Shutoff
There are shutoffs for hot and cold water located together. Typically these are located behind the wall in your master bedroom closet. Turn them both off if you will be away and your unit will be unattended.
Plumbing and Drains
Central plumbing means any issues can result in backups to other units. Reduce your use of the garburator. Do not dispose of fat into the toilets, garburators or sinks. Get strainer baskets for sinks and showers, where possible. Never put kitty litter in the toilet.

Strata Meeting Minutes
Your council meets the first Monday of most months of the year. The minutes of these meetings are available to all owners using the FSRConnect website. It is your responsibility to be aware and if you have tenants also make them aware.
Bylaws
The list of bylaws are available to all owners using the FSRConnect website. Click on "My Community", "Association Documents". It is your responsibility to follow all bylaws and if you have tenants ensure they follow all bylaws.
Saying "I was not aware, or I did not know" is NOT acceptable.
Elevator Usage
KONE has advised that pushing the up and down button at the same time can cause problems so please refrain from this.
Holding the elevator door open by using your hands or other objects to obstruct the door to keep it from closing will trigger the door sensor and may cause a shutdown of the elevator. A service call would have to be made to repair the elevator. It will cause inconvenience to all residents in the building.
The proper way to hold the elevator for a few minutes only would be to press and hold the “open” button inside the elevator panel. If you plan to move furniture, appliances or other large appliance for a one time use of an elevator, please arrange with the caretaker so that she can assist you.
Window Restraints
Do not remove window restraints. If you have done it, it’s your responsibility to put it back.
Fire Alarm Speakers
When doing any kind of alterations or painting your unit, " Do not touch the speakers"
It can cause a short in the systems and triggers a warning signal on the fire panel in the lobby. This has to be addressed immediately and is very costly, Any of these charges will be billed back to the unit causing it.
Garbage and Recycles
Take care to not leave a mess or drip liquids in the hallways or elevators. Pay attention to which recycles go in which containers and which are not acceptable and you must take off-site.
Other items - do not leave items that you think someone else may want, please find appropriate donation sites off-site in the community and not in the shared garbage room.
Pet Care
In consideration of everyone, do not let your pet pee immediately outside the front door. Once one dog goes there then all dogs are trying to cover it up. They made it down the elevator, they can make it some distance from the front door.
Dryer Vents
Did you know there is a switch that turns on the vent fan and it's important. You should turn this on when your clothes dryer is running and leave it on for 20 minutes after the load is finished. Also dryer lint traps should be cleaned after each use.

Please be advised that a high-rise in Klahanie had a break-in by a food delivery person who checked for open doors and perpetrated the crime.
Strata would suggest for residents to pick up deliveries in the lobby for added security.
Grocery deliveries to the door by reputable and responsible companies such as Thrifty’s, is OK.
